PE Investments in Indian Real Estate Fall by 26% in April-December Period

Recent findings indicate a notable decrease in private equity investments within India's real estate sector. Between April and December, there was a 26% drop to $2.65 billion, a considerable fall from the previous year's $3.6 billion in the same period. This shift comes as both foreign and domestic investors exercise caution, prompted by an array of global uncertainties.

Equity Dominates the Investment Type

In the detailed report titled FLUX by Anarock Capital, it is revealed that a majority, accounting for 84%, of the private equity inflows were equities, with the remaining being debt-oriented investments.

Foreign vs Domestic Investment Patterns

Shobhit Agarwal, the MD & CEO of Anarock Capital, has noted a change in investment sources. Foreign investors now contribute to 86% of total PE inflows, a rise from the previous year's 79%. Meanwhile, domestic investments have shrunk to 14%, resulting in an investment amount of $360 million as opposed to the prior year's $717 million. Agarwal attributes the lower domestic activity levels to a decreased demand for high-cost funds in residential real estate which is their preferred investment class.

The Influence of Global and Local Factors

Global geopolitical tensions and a high interest rate environment are key culprits in the subdued activity from foreign investors. Similarly, the reduced need for alternate investment funds, which are normally pricier, has contributed to the decline due to strong residential pre-sales and the supportive policies of state-owned banks.

Sizing Up the Deals

Nonetheless, the average size of deals during this period saw a minor increase from the previous year, rising from $91 million to $95 million, buoyed by a significant joint acquisition by Brookfield India Real Estate Trust REIT and GIC, Singapore's sovereign wealth fund. They completed a $1.4 billion purchase of two major commercial properties from Brookfield Asset Management, indicating that high-value transactions are still present in the market.
